Heritage Building Entry Doors

We are often contacted by architects or builders where the existing heritage building entry door does not fully comply with the requirements of AS1428.1-2009. This could be due to the door not having an 850mm clear opening width, step at the external landing or handles which are not D-lever type.

This presents a problem as the main entry door of a building is required to be accessible as noted in the Clause D3.1 of the BCA and the Premises Standards.

We generally apply the following process to resolve or implement improvements to the existing heritage building entry door:

  1. Determine the significance of the building and identify the elements of significance i.e. is the door or associated features a significant item?

  2. Undertake a site audit or desktop design review to determine the extent of access required to the building i.e. is there an alternative entry door?

  3. Develop options which can maximise the required access with minimal impact to the heritage building entry door.

  4. Propose a performance based solution which addresses the non-compliances which cannot be upgraded to comply with the AS1428.1-2009.

  5. Confirm with the heritage consultant or certifying authority prior to commencing work on the performance solution report that the performance solution is acceptable.
